Because commercial BERs require detailed survey work and modelling, turnaround is longer than residential. Small, simple commercial properties can usually be completed within a day or two; large complex campuses can take a couple of weeks. We estimate turnaround when providing a quote, and urgent turnarounds for closing dates can usually be accommodated — contact us to confirm availability.

A commercial BER is valid for 10 years from the date of issue, provided no significant works are carried out that would affect the building's energy performance.

A commercial BER is required when a non-domestic building is sold, let, or newly constructed in Ireland. The rating must be available to prospective buyers or tenants and must appear on all sales and letting advertisements. Estate agents generally will not advertise a commercial property without one. In addition, banks now frequently require a BER when refinancing commercial property.

Fees depend on building size, use class (office, retail, warehouse, industrial, etc.) and complexity. It generally depends on the purpose of the BER. If selling a block as a whole in one transaction, a single BER cert could suffice. If renting out a small portion of a large mixed-use building, it may be more appropriate to just assess that area. The general principle is that the BER cert should represent the area being offered for sale or let. We can advise on the right approach for your situation.

Commercial BERs can only be issued by SEAI-registered Non-Domestic BER Assessors. To register, an assessor must have a Level 7 degree or qualification in a discipline related to building construction such as architecture, mechanical engineering, quantity surveying, etc. The assessor must use accredited Non-Domestic Energy Assessment Procedure (NEAP) software. Net Zero is a registered SEAI Non-Domestic BER Assessor with experience across commercial use classes nationwide.
